On August 10, 2023, the Buyukcekmece District Municipality issued us a building permit. This is the main document, without which in Turkey it is not allowed to even prepare for construction on the site. The issuance of a building permit was preceded by a long period of designing our villas, coordinating sections of the project with various departments of the city hall, paying state fees and obtaining a permit for excavation.



Preparations for construction are in full swing: contractors, building inspectors and suppliers must be brought together as soon as possible.

December 2022. We were asked why we want a margin of safety and more expensive solutions in the project. Answer: our team consists of experienced practical engineers who have implemented construction projects for a number of American, European and Russian companies. For us, the solutions that are found in 99% of Istanbul's construction projects are categorically unacceptable.



We do not want to risk the lives of people close to us and our customers. We believe that the victims of the February 2023 earthquake could have been avoided if every house was built using technology and without saving on materials.



In our villas, we have provided a particularly strong foundation - under the construction area of 80 sq.m. 42 piles with a diameter of 450 mm to a depth of 10 meters will be installed.



The project involves the use of C30 concrete with waterproofing additives.

On September 19, 2023, geodetic marking of the site was made. The angles of the future building and the zero mark were determined. The zero mark is the starting point when projecting drawings onto a house under construction.

In the period from 09.20.2023 to 09.23.2023, a pit with a volume of 450 cubic meters was dug, control measurements of points and construction depth were made, building bar for the installation of piles were delivered, and drilling began.

09/29/2023 completed drilling and reinforcement of 42 piles

On October 10, 2023, work on pouring concrete on piles, marking, and concrete preparation for further foundation work was completed

On October 13, 2023, work was completed on the construction of a complex earthquake-resistant foundation consisting of the following elements:

42 seven-meter monolithic piles with a diameter of 0.45 m at a depth of - 11.10 m to - 4.10 m,
solid concrete grillage 0.3 m high,
movable cushion made of pebbles 0.1 m thick,
final layer of concrete 0.1 m thick.

10/17/2023 - 10/18/2023 formwork was made from ceramic blocks with waterproofing

10/20/2023 reinforcement of the monolithic slab of the basement floor was completed. Reinforcement with a diameter of 16 mm with a pitch of 170 mm was used. Water drainage and grounding communications are laid.

10/20/2023 - 10/21/2023 the slab was poured with concrete and started the construction of formwork for the walls of the basement floor

In the period from 10/22/2023 to 10/29/2023, the reinforcement of the basement walls and the manufacture of formwork were carried out. On 30.10.2023, C35 concrete was poured with water-repellent additives.

11/05/2023 the installation of formwork and reinforcement of the first floor slab was completed. To facilitate the floor structure, between integrated beams were designed the voids.

In most construction сases in Turkey, at this stage do not think about laying communications; Here, holes are subsequently drilled in the concrete for communications, thereby damaging the reinforcement and strength of the slab.

Our design team of engineers installed sleeves for future communications in the floor slab without compromising the integrity of the reinforcement.

11/12/2023 waterproofing work was completed:
- the walls were cleared of unevenness
- small voids were filled with a special repair compound
- the surface was primed and waterproofed with a special polymer-bitumen composition
- extruded polystyrene was glued on top
- before filling with soil, the materials are protected with a special drainage membrane
- a drainage pipe is laid around the perimeter of the building to remove precipitation

12/02/2023 casting of monolithic columns of the first floor was completed. The monolithic frame is reinforced with 16mm reinforcement and filled with concrete grade C35

On 01/02/2024, the slab of the last floor was poured with concrete. Work continues on the construction of monolithic stairs and a concrete fence along the perimeter of the site.

All monolithic work at the site has been completed. The frame and outer perimeter are poured, the formwork is removed and removed from the construction site. Construction debris was removed and the soil was leveled to the design level.

The brick supplier has been selected. The house will be made not from classic ceramic hollow bricks, but from Bims blocks, which are somewhat more expensive, but have a number of advantages:
- enhanced strength, including for fastening in-house equipment and furniture
- locking connection between blocks
- environmental friendliness due to natural pumice filling
- improved sound insulation properties

A contractor has been selected to build the walls. The main condition is to tie the walls every 4 rows at the points of contact with monolithic columns, which the vast majority of contractors in Turkey do not do. This requirement will provide additional strength to the building and safety for residents.

On March 10, 2024, the laying of walls and partitions from the BIMS block and the frame of the future attic floor and roof were completed.
